A Schedule of Dilapidations is an express statement of liability in respect of the subject lease terms and may form the basis of legal action if a negotiated settlement of the claim cannot be achieved.
Tenants are sometimes presented with large dilapidations claims by their landlord at or near to the expiry of their lease. In such circumstances the validity of the landlord's claim should be investigated with reference to specification and pricing of works involved and with reference to the scope of repair obligations.
