Minimum Energy Efficiency Standards for Rental Properties

A guide for landlords and investors on the latest new legislation for rental properties

Yet more legislation for landlords is on the way; as from the 1st April 2018 there will be a requirement for all rental properties to have a minimum energy performance rating of E on an Energy Performance Certificate (EPC).

The Minimum Energy Efficiency Standards will apply to all new lets and renewals of tenancies with effect from 1st April 2018 and for all existing tenancies on 1st April 2020. There are a few exceptions but failure to meet the new standards could result in a civil penalty of up to £4000.00.

If you are a landlord with a property that has a rating of F or G, you will not be able to let your property after 1st April 2018. You therefore need to make some changes now.

Energy efficiency improvements will be compulsory to bring the property up to at least an E rating before the property is rented out (unless you qualify to register on the Public Exemptions Register). This may include investing in better insulation, fitting double-glazing, insulating cavity walls or installing a water-saving shower above an existing bath.

This new legislation applies from 1st April 2018 so steps should be taken now to ensure compliance.  It may appear unfair but energy efficient homes really will help to reduce greenhouse gas emissions and protect our environment for future generations.
